Any development which includes internal and/or external common parts, whether of flats or houses, freehold or leasehold, will benefit from having a management company operated by the owners. This is in order to ensure that the common parts are properly maintained and that the costs are controlled and shared equitably amongst the individual property owners.
Such companies are subject to the same regulations as any other limited company. For example, they require articles of association, selection of an appropriate capital structure, the production of annual accounts in the approved format, and control of the funds the company collects and holds on behalf of its members.

We can help in the following ways.
Developers
- If you are a developer who wishes to set up a management company before marketing the properties, we will incorporate the company and be in a position to administer from the time of the first sale.
Managing Agents
- If you are a managing agent who wishes to focus on managing the property, we will administer existing or new management companies, and look after their statutory and compliance requirements.
Individual Management Companies
We can help if:
- as a group of owners, you wish to set up a management company
- your directors have little experience of the duties and obligations of a director, or need advice on the conduct of its statutory affairs
- you need administrative help but your property is not large enough to justify the cost of a full-time managing agent
- you prefer to maintain control of your own funds (rather than placing them in the hands of a managing agent).
As part of our services we:
- arrange for the documentation for transfers of properties in the development
- collect ground rent and service charges
- organise all aspects of bookkeeping and the production of draft annual accounts
- attend board and general meetings and produce minutes
- control the company bank accounts and funds
- pay supplier invoices
- liaise with directors and (where applicable) managing agents
- arrange for insurance renewal, and
- prepare annual budgets.
